Why Tile Roofs Leak
A tile roof can leak even when most of the tile still looks good. The layer under the tile is often what keeps water out.
Broken or slipped tile
Cracked or moved tile can expose the water-shedding layer below.
Old underlayment
The underlayment can wear out before the tile. This is one reason older tile roofs can start leaking.
Flashing and valleys
Leaks often begin where roof sections meet or where the roof meets a wall, vent, or chimney.
